Terms & Conditions

Property: Sunnyside, Abbotsbury Rd, Weymouth, Dorset, DT4 0JY

Guest: Full names, proof of address, and photo ID required within 7 days of booking

  1. Booking and Payment Terms 
    1.1 A non-refundable deposit of 50% is required. 
    1.2 Final balance due 4 weeks prior to arrival. 
    1.3 Full amount due if booking made within 4 weeks. 
    1.4 Failure to pay results in cancellation. 
    1.5 Failure to provide requested ID/address within 7 days results in cancellation. 
  1. Cancellation Policy 
    2.1 Cancellations must be in writing. 
    2.2 Within 2 weeks: no refund. 
    2.3 Between 2–4 weeks: 50% refund. 
    2.4 More than 4 weeks: full refund. 
  1. House Rules 
    3.1 No smoking or vaping inside the property. 
    3.2 Dogs allowed downstairs only; must not cause damage, excessive noise, or be left alone unless agreed. 
    3.3 Guests liable for damage; must report immediately. 

3.4 Guests must report any issues including fixtures and fittings as soon as they arise. 
3.5 Items must not be removed; replacement cost will be charged. 
3.6 Keep noise to a minimum. 
3.7 Max occupancy 6 plus cot; visitors require approval. 
3.8 No parties, events, or illegal activity. 
3.9 Property must be left clean; extra charges may apply. 
3.10 No EV/scooter/bike charging. 

  1. Check-In and Check-Out Procedures 
    4.1 Check-in 4pm; check-out 10am. 
    4.2 Early/late check-out subject to approval and fees. 
  1. Liability 
    5.1 Owner not responsible for loss, injury, or damage. 
    5.2 Guests advised to obtain travel insurance. 
  1. Significant Breach of Terms 
    6.1 Breach may result in immediate removal with no refund. 
  1. Lost Property 
    7.1 Items returned on request; postage charged. 
  1. Respect for Neighbours and Parking 
    8.1 Guests must respect neighbours at all times. 
    8.2 Quiet hours are between 10pm and 7am. 
    8.3 Parking must be within the allocated space and must not overhang or obstruct neighbouring driveways. 
  1. Refuse Collection 
    9.1 If your stay includes a Tuesday or Wednesday night, we kindly ask that you put the bins out for collection. 
    9.2 This is very important to ensure refuse is cleared regularly and helps us keep the property and neighbourhood clean.

  1. Guest Information Reference 
    10.1 Guests are expected to refer to the Guest Information pack provided for the most up-to-date check-out instructions. 
    10.2 This ensures a smooth departure process and helps us prepare the property for incoming guests.

Governing Law 
This agreement is governed by the laws of England and Wales.
